We provide title insurance to protect the property owner from loss; and, if applicable, the lending institution from loss that can occur because of faulty (unmarketable title). We issue an owner’s policy to guarantee marketable title to the real estate being purchased.
We provide complete closing services which includes all document preparation, preparation of closing disbursement statements and the responsibility for recording all necessary documents; AND, we take responsibility to pay over funds to insure that all required liens are released at the time of closing.
We provide escrow services for escrow loan disbursements to monitor and verify the progress of the building project; and insure that lien waivers from contractors are properly secured at the time of disbursement of construction loan disbursements.
OWNERSHIP AND LIEN
We provide ownership and lien searches to search any defects and/or encumbrances that exist in the prior chain of title. This includes unpaid loans, unpaid taxes, mechanic’s liens, tax liens and judgments that cloud the title to the property.
